- A comparative market analysis (CMA) in advance of listing.
- Pre-Screening of Buyers for qualification to purchase in advance of scheduling appointments to show your property.
- A metal framed yard sign with a flyer dispenser.
- Requires that the Seller offer a 3% commission to the Buyer's Agent, however, all commissions are negotiable.
- An initial supply of 200 flyers for the dispenser.
- A Supra lock box for placing a key on your front door. Deliver the lock box and sign to your home and place on your door and in your yard.
- Place 10 digital photos of your home on the MLS. You can provide your choice photos via email.
- Virtual Tour of your Home
- Email Flyer to all Houston Realtors
- PSS - Professional Showing Service.
- One Brokers Open House as soon as feasible during the listing term to showcase your home to local Brokers and Agents.
- One Public Open Houses, on a Saturday or on a Sunday, as soon as feasible during the listing term to present your home to potential buyers.
- If you withdraw or cancel the listing in advance of the expiration of the listing you must pay an early termination charge to cover marketing costs and time expended on the listing.
Optional Services include: $150/hr - Professional Services (OPTIONAL) - Professional services not specifically included in the above detailed list of services are offered at the rate of $150/hour. Professional services are billed weekly and payment is expected upon presentation of invoice. You are not required to utilize the professional services of any REALTOR© simply because you have a relationship with that REALTOR©. This means that you may, at any time, elect to retain the advice and services of another professional for any reason without the need to provide an explanation to the Realtor© who lists your home on the MLS. We recommend that you offer Buyer's Agents a commission to show your property to their prospective buyers. We recommend that you offer a commission of 3%, however, all commissions are negotiable. Policies and Procedures for Listings: MLS Listings & Changes to Listings: We promise to list your home on the MLS not later three business days from when you complete ALL steps. But all MLS listing steps must be completed before we can list your home on the MLS. We DO NOT list properties on the MLS over the weekend or Bank Holidays. Cutoff time for the Weekend is 5:00 PM on Thursday. Be Advised; Cable TV advertisement, REALTOR.com and other websites may take several days to get your information from the MLS system. We do not guarantee immediate posting of your MLS information on REALTOR.com or any other website. We DO NOT list properties with incomplete documents. NO EXCEPTIONS! YOU MUST VERIFY the accuracy of your home's details prior to our listing it on the MLS. Verification requires that you review the MLS Listing Details and notify us in writing that the information is correct. We allow you to change the Price as often as you wish. Photo changes are limited to reasonable frequently; based on common sense. MLS 'Public Remarks' Descriptions may be changed not more frequently than every month. Virtual Tour may be changed not more frequestly than every three month. We can not violate the above policies and procedures without charging special surcharges for our time. No EXCEPTIONS! Amerites seller has to agree to terms in Exclusive Right To Sell Listing Agreement to pay buyer's agent a reasonable sales commission (including Amerites sales Consultant), or cooperating Broker.
